A Path To Homeownership In The Kootenays

The Built for the Future – Salmo Project intends to bring 20 covenant-protected, below-market homes to Salmo, BC, making homeownership attainable for the middle/moderate income.

The Gap Is Growing

According to Kootenay Association of REALTORS latest housing statistics, since 2020, the price of a single detached home in this region has gone up 65.2%. Not gradually, but in five years.

The people who keep Kootenay communities running are being priced out of the places they serve. The middle income earners: the nurse, the tradesperson, the teacher. People who earn too much to qualify for subsidized housing, and not enough to afford what is on the market.

People pay rents that equals a mortgage, but without the stability or equity a home provides. Some are being forced to leave the Kootenays and others are left with little hope of ever owning a home.

This project fills the gap

Our Solution

A Different Kind of Development

Built for the Future is a 20-home community in Salmo designed to break the cycle of real estate speculation. We combine high-performance building standards with a proven financial model to ensure homes stay affordable—not just today, but for every future owner.

  • Real Ownership: 20 bare-land strata homes on owned land. This is an investment in your future, not a rental.

  • Anti-Speculation: A registered resale covenant indexes prices to inflation, keeping homes attainable in perpetuity.

  • Performance Built: Passive solar, energy-efficient, and accessible designs built for families and seniors alike.

  • Direct Savings: Over $3.2M in government grants and a transparent cost-plus model pass all savings directly to the buyer.

One public investment. Permanent community benefit.

Step 1

Grant funding is secured from provincial and federal sources and applied directly at time of purchase to reduce the price of each home.

Step 2

Each home is sold with a registered resale covenant on title, permanently keeping future resale prices tied to inflation rather than the speculative market.

Step 3

Buyers own their home and are part of a Bare-Land Strata Corporation. Full mortgage access, equity building, and long-term housing stability.

Who This Project Is For

This project is for the people the Kootenays cannot afford to lose:

  • First-time buyers who want to put down roots in the community they love
  • Young families looking for a stable, long-term home to grow into
  • Seniors who are downsizing and want to stay in the region where they have spent their lives
  • Local workers in healthcare, education, trades, and services who deserve to own where they work

If you live in the West Kootenays and homeownership has felt out of reach, this project is for you.
